SEATTLE -- There two types of home remodeling projects: The things you do for yourself, and the things you do that could increase the value of your home when it comes time to sell it.
The folks at Angie's List just surveyed remodelers and real estate pros to find out what projects give the best return on investment. The top 5 are: kitchen, bathroom, decks, new siding and window replacement.
Angie Hicks, founder of Angie's List, says you can expect a return of 85 percent on a kitchen remodel.
"A lot of people think they're going to have to spend thousands of dollars to redo their kitchen," Hicks said. "There really are also things that you can do to give your kitchen a simple makeover."
Things that will make your home more comfortable and enhance its sales appeal.
"Don't be overwhelmed by what could turn into a big project because it could be 'I want to change all the knobs on my cabinets, I want to add some fresh paint, I want to maybe put in a new counter top,' " Hicks said. "You can do these things piecemeal and make it really fit into your budget."
One more tip: Angie says you want to make sure your kitchen remodeling project does not exceed 20 percent of the value of your home.
