Some home improvement projects - like transforming your ho-hum bathroom into a master bath suite - are fun and exciting But most of the time, it's maintenance work that's far from glamorous, but extremely important.
“They are not fun and exciting, but if you don’t do these things it’s really going to hinder the value of your home and its resale value," said Angie Hicks, founder of Angie's List.
Hicks says there are three projects you should never avoid:
1. Repairs to the foundation. Cracks in the foundation cannot be ignored.Have them checked out before it's too late.
2. Removing mold. If it's not removed, it will get worse and can cause serious health problems. Make sure to hire a company that can pinpoint the source of the mold.
3. Update electrical wiring. Rewiring a home or modernizing an aging electrical system is not cheap, but you’ll sleep better knowing you've reduced the risk of a fire.
These projects can be costly. Angie recommends having at least $5,000 in an emergency fund to cover these unexpected expenses.
